Potton is a small market town on the Cambridgeshire border, with a square of old brick and timber buildings at its centre and a ring of later housing around it. The older houses along King Street and Horslow Street have had generations of plumbing added to them. The estates to the north and east were built on solid floors with heating pipes in the screed.
The town sits on the light soils that made this corner of Bedfordshire market garden country, and that matters for leaks. Sandy ground drains fast, so a supply pipe can leak for weeks with no puddle to show for it. The meter, read with every tap off, is the only sign you get.

Charlie asks what has prompted the call: a rising bill, a boiler that needs topping up, a stain that will not dry.
2
Charlie closes the stop tap and watches the meter to prove or clear the supply pipe. A pressure gauge does the same for the heating. Internal hot and cold runs are checked by elimination. One system is left standing.
3
Thermal imaging narrows it to an area. A ground microphone or tracer gas narrows it to inches. Charlie marks the spot, photographs it and explains the repair.
The camera sees temperature, not pipes, so a heating leak under a Potton estate floor appears as a warm smear spreading away from the pipe line.
The light soil around Potton carries the sound of a pressurised leak well. Charlie walks the supply pipe with a ground microphone and the reading climbs to a peak directly over the fault.
A drained pipe is charged with a hydrogen and nitrogen mix, and a detector at the surface finds where it escapes. It picks up small weeps on plastic pipe that make no sound at all.
Most of our Bedfordshire jobs so far have been at the other end of the county, in north Luton, where we have found leaks in the Barnfield, Biscot and Bramingham wards, the latest in February 2026. Potton and the villages between it and Cambridge are not on the list yet, and this page will not pretend otherwise.
Sandy and Biggleswade are the nearest towns, both a few minutes west along the B1042 and the A1. Stotfold and Arlesey are a little further south. Charlie covers all four, so a Potton job sits on a well used route.
If your policy has trace and access cover, the insurer pays for finding the leak and for repairing whatever was opened to reach it. Charlie writes up the tests, the readings, the thermal images and the marked position in a report that claim handlers accept as the detection evidence.
Call Charlie on 07897 020 680 and tell him what the meter is doing with the taps off.
