Commercial leak detection and repair

Commercial leak detection that keeps your premises trading

A water leak in a business costs more than the water. Charlie finds the leak without closing the floor or digging up the car park, works around your hours, and gives you a report your insurer and your landlord can use.

Commercial buildings leak in different places from houses. Long pipe runs in ceiling voids. Supply pipes under car parks and service yards. Boosted cold water systems that never switch off. A heating system shared across several units. The symptoms are the same, a bill, a stain or a drop in pressure, but the search area is bigger.

Charlie handles commercial water leak detection for offices, shops, warehouses, restaurants, rented blocks and small industrial units. The job is scoped on the phone first: what the building is, where the meter is, what has been noticed and when it can be surveyed. Early mornings, evenings and weekends are fine where a site cannot be disturbed during trading.

Where repair is needed, Charlie carries out the commercial leak repair on accessible pipework. Where it is a bigger job, such as a new section of main across a yard, he hands over a marked location and a written report so your own contractor opens up in the right place and prices the work properly.

Signs of a commercial water leak

Water bill out of line with usage

A business bill that rises while footfall and processes stay the same is the most common way a commercial leak is noticed. Reading the meter overnight, with everything off, confirms it.

Ceiling tiles staining or sagging

A suspended ceiling hides a lot of pipework. A tile that darkens, sags or drips is water collecting from a joint or a condensate line somewhere above it, often several metres away.

Pressure drop across the building

Weak pressure at upper floors or far ends of a building, or a booster set running more than it should, points to a leak on the incoming main or the distribution pipework.

Wet area in the yard or car park

A patch of tarmac that stays dark after the rest has dried, or a drain that runs in dry weather, usually sits over a leaking supply pipe between the boundary and the building.

How a commercial leak survey works

1

Scope the site and isolate

Charlie walks the building with whoever knows it, finds the meter and the stop valves, and splits the system into sections. Each section is isolated in turn to find which one is losing water.

2

Survey the section without disruption

Thermal imaging covers ceiling voids and floors quickly. The ground microphone and correlator deal with long external runs under hard standing. Tracer gas handles plastic pipe and pipes under slabs.

3

Mark, report and plan the repair

The leak point is marked on site. The report records the location, readings and photographs, and sets out the repair options, so facilities, the landlord and the insurer are working from the same document.

Equipment for commercial premises

Thermal imaging

The camera scans a large floor or ceiling area in minutes and shows where water has spread. On a commercial site it is the fastest way to cut the search from a whole floor to one bay.

Acoustic listening and correlation

Ground microphones and a leak noise correlator locate leaks on long supply runs under car parks and yards. The correlator calculates the leak position between two sensors, so only one hole is cut in the tarmac.

Tracer gas

A hydrogen and nitrogen mix is introduced to an isolated pipe and traced at the surface with a detector. Used on plastic pipe, pipes under concrete slabs and anywhere listening gives no clear result.

Pressure testing

Each isolated section is pressure tested to prove which one is leaking before locating starts, and tested again after repair to sign the job off.

Where we have found leaks across the region

Commercial plumbing leak detection takes Charlie across the same patch as the domestic work. In Norfolk that has meant King's Lynn and the Gaywood Chase and Fairstead areas, plus Bradwell and the Central and Northgate ward of Great Yarmouth. In Cambridgeshire it has been Ely, Chatteris and Manea, and Peterborough's Hampton Vale and Werrington wards. In Essex the Southend wards of Belfairs, Chalkwell and Milton, Bocking in Braintree and Kelvedon and Feering have all come up, and in Greater London the Canary Wharf and Blackwall ward of Tower Hamlets and the Loughton and Buckhurst Hill end of Epping Forest.

Counties we cover

Commercial leak detection services from Haverhill across Suffolk, Norfolk, Cambridgeshire, Essex, Hertfordshire, Bedfordshire, Buckinghamshire and Greater London, in postcode areas AL, CB, CM, CO, EN, HP, IG, IP, LE, LU, MK, NN, NR, PE, RM, SG, SS and WD.

Reports for commercial policies and landlords

Commercial property policies often include trace and access in the same way as home policies, and a landlord or managing agent will want the same evidence. The written report gives the leak location, the method, the readings and photographs, and states which section of the system was at fault, so responsibility between tenant, landlord and insurer can be settled from the document.

Questions people ask

Yes. Shops, restaurants and offices are often surveyed early in the morning, in the evening or at the weekend. Say when you call what hours work and Charlie books around them.

By listening. A ground microphone finds the noisiest stretch and a correlator, with sensors on the pipe at two points, calculates where between them the leak is. The spot is marked so one small area of tarmac is cut, not a trench.

By isolating each unit’s supply in turn and watching the meter or a pressure gauge. The report states which section was losing water, which is usually what the landlord and the tenants need to agree who pays.

Where the pipe is accessible, yes. Where the repair is a bigger job, such as a new section of main across a yard, Charlie marks the location and reports it so your contractor can price and do the work at the right spot.

Yes. Both are surveyed outside the hours the building is busy where possible, and the equipment is non invasive, so there is no dust or noise beyond a normal visit.

The leak location with photographs, the readings taken, the method used to confirm it, which section of the system was at fault and the repair recommended. It is written to be read by an insurer or a facilities manager who was not there.
