The meter turns with everything off
Close every tap and appliance and watch the meter for 15 minutes. Movement means water is leaving the supply pipe between the boundary and your taps.

Buckinghamshire is a long county and its houses change as you drive down it. The north is Milton Keynes and Buckingham: grid estates, 1970s timber frame, modern builds with underfloor heating. The middle is Aylesbury and the Vale, clay ground and villages on long supply pipes. The south is the Chilterns: chalk, hard water, and Victorian and 1930s housing.
Water comes from Anglian Water in Milton Keynes and the north of the county, and from Thames Water in Aylesbury and the Chilterns towns, with Affinity Water supplying parts of the south. Whichever company writes about high usage, the next step is the same: shut the stop tap, watch the meter, and if it still turns, call us.
We can usually book you in within 24 to 48 hours and carry every piece of equipment so the leak is found on the first visit.
Close every tap and appliance and watch the meter for 15 minutes. Movement means water is leaving the supply pipe between the boundary and your taps.
A sealed heating system that needs topping up every week is losing water. In the hard water Chilterns towns the leak is often a scaled joint or valve.
On a solid floor or at the base of a wall, a patch that stays wet whatever the weather is usually a pipe beneath it rather than rising damp.
On the larger plots in the Chalfonts and the Vale villages, a supply pipe leak shows as soft gravel, lush grass or a boggy strip over the pipe.

Charlie asks what you have seen, which town you are in and what the house is built on. A Milton Keynes slab, a Chesham terrace and a Vale farmhouse each need a different plan.
2
On site we read the meter with the internal stop tap closed, then pressure test the heating on its own. One of them shows the loss, and from then on we trace a single pipe run.
3
The thermal camera follows the pipe through floors and walls, the ground microphone follows it under drives and gardens, and tracer gas confirms the exact point. We mark it on the surface.

You get a written report with thermal images, photographs and the location, suitable for a trace and access claim. We explain the repair, and your plumber or groundworker opens one small area.
An infrared camera shows pipe runs by temperature through plaster, screed, flint and timber. A leaking heating pipe reads warm, a supply leak reads cold, and the image shows where to look before anything is lifted.
A ground microphone hears a pressurised supply pipe leaking under tarmac, gravel, lawn or clay. We listen at intervals from the boundary stop tap to the house and the sound peaks directly over the split.
We drain a heating or underfloor loop, fill it with a safe hydrogen and nitrogen mix and follow it with a sensor. The gas rises through screed and floor finishes above the leak, so only that spot is opened.
In Milton Keynes we have found leaks in Walton in MK7 and in Great Linford and Campbell Park in MK14, houses where water travelled under the slab and showed well away from the pipe, and we have worked out towards Cranfield and Aspley in MK43. In the Vale we have found leaks in HP18 around Berryfields, Buckingham Park and Watermead on the edge of Aylesbury, and in HP23 around Aston Clinton and Weston Turville near Wendover: supply pipe leaks on older houses and heating leaks under solid floors. Bletchley, Buckingham, Chesham and Amersham are covered but not yet visited.
The towns below have their own pages. Water leak detection in Bletchley, leak detection Buckingham and anywhere else in the county is covered just the same. Searched leak detection near me in Buckinghamshire? Call, and Charlie will say how soon he can be there.
Most home policies include trace and access, which pays for locating a leak and for reinstating whatever was opened to find it. Our report sets out where the leak was, how we found it, thermal images and photographs, and any surfaces disturbed. Because we find the leak before anything is opened, the reinstatement part of the claim stays small.
