Tenant, landlord or agent, Charlie takes the same details: what has been noticed, whether the boiler loses pressure, whether the meter turns with the taps off, and who will let him in.

Lakenheath is a big village with two very different soils under it. On the fen side the ground is peat and shrinks in dry summers, which strains supply pipes. On the Breckland side it is sand, which lets leaking water drain away without showing at the surface. Either way the leak hides, and the meter is often the first thing to give it away.
The airbase means a large share of the village is rented, so Charlie regularly works for landlords and agents who are not on site, with a tenant letting him in. Anglian Water is the supplier. Their main runs under the road and the pipe from the stop tap to the house is the owner's, which matters when the repair bill needs an owner, not a tenant.

A meter reading with everything closed and a pressure test on the heating show which one is losing water. That says whether the search is under the garden or under the floor.

Thermal imaging finds the area, acoustic listening or tracer gas finds the point. Our engineer marks it, photographs it with the readings and sends the written report to whoever is paying for the repair.
Inside the house the camera traces heating pipes under floors and behind walls and shows the cold patch where water is soaking in. It needs no access to the pipe.
Sandy Breckland ground swallows water but still carries sound. The ground microphone follows the supply pipe from the stop tap and the loudest point is marked, so one hole is dug rather than a trench.
On a drained heating circuit a safe hydrogen mix is pushed through the pipes. It escapes at the leak and rises through concrete, screed or boards to a detector, which is how buried heating pipes are found.
A rented house on the village side was reported by the tenant because the boiler kept cutting out, and the landlord asked us why. A pressure test showed the heating losing water, and the thermal camera found a pipe leaking under the kitchen floor, with the report emailed to the agent the same day. On the fen edge a bungalow's supply pipe had been strained by the peat shrinking in a dry summer; the meter would not stop, nothing showed on the surface, and the ground microphone found the leak a few metres from the stop tap. A farm on the Breckland side had a long private pipe across sand, traced with tracer gas to one spot in the field.
Mildenhall and Brandon are the closest towns, Newmarket is down the A11 and Bury St Edmunds is a short run east. Lakenheath jobs are often paired with one of them.
Buildings insurance with trace and access cover pays for locating the leak and for the opening up and reinstatement the repair needs. For a landlord that is the difference between a small claim and a large bill. The report carries the method, the thermal images, the meter and pressure figures and the marked position.
