Leak detection in Cromer

Leak detection in Cromer, Sheringham and the cliff top villages

Tall Victorian houses split into flats, flint cottages in the old town and bungalows on the edge: Cromer leak detection means working out which pipe, and sometimes whose pipe, is losing water.

Reports for insurance claims

Cromer is at the top of the county, so Charlie books it alongside Sheringham, Holt and the villages between and makes a day of the coast. The 24 to 48 hour window still applies where the diary lets it.

Much of the seafront housing went up in the 1890s as hotels and boarding houses, and a lot of it is now flats. One rising main feeds several homes and a leak in one can show as damp in another. The old town cottages are flint with solid floors. Anglian Water supplies all of it.

How a Cromer visit works

1

Work out whose water it is

In a converted house the first question is which flat the leak belongs to. Charlie asks who is above, who is below and whether the building has one meter or several.

2

Pressure test and isolate

Each supply and heating circuit is shut off and tested in turn. The one that will not hold pressure is traced. In a block this often clears two or three flats quickly.

3

Find it, mark it, report it

The pipe is traced to the escape point and marked. The report records the building, the systems tested and the evidence, so a freeholder, an agent or an insurer can see which property the leak sits in.

Thermal imaging

In a Cromer flat the camera shows whether the wet ceiling is fed by a warm heating pipe or a cold water pipe above it, which separates a radiator leak upstairs from a bathroom supply.

Acoustic listening

The hiss of a leaking rising main carries along the pipe itself. We listen at the stop taps and along the walls with a contact microphone and follow the sound to the loudest point.

Tracer gas

A heating loop under a solid flint cottage floor is a job for gas. The circuit is emptied, charged with a hydrogen and nitrogen mix and the floor swept with the detector, which reads highest over the leak.

Recent leak detection jobs around Cromer

In a tall Victorian house on the seafront, now four flats, water was dripping into the ground floor hallway and each owner blamed the one above. We isolated each flat's supply in turn and listened along the rising main, and the fault was a bathroom waste on the second floor. A flint cottage in the old town had damp on an inside wall for years; the thermal camera found a warm line behind it and tracer gas confirmed a heating pipe in the wall. On the edge of town a holiday let bungalow was losing water while empty, so we arranged access with the keyholder, found the supply pipe leak under the drive and emailed the report.

Claims in flats and converted houses

Water damage in a flat often turns into two claims, one for the home the water came from and one for the home it went into. Our report names the building, the flat and the pipe at fault, with photographs and test results, so each insurer can see where responsibility sits.

Questions people ask

Not until someone proves where it is coming from. We test your supply and heating and, if the managing agent allows, the flat above as well. The report then says which pipe is leaking and whose it is.

Yes. Charlie arranges access with your keyholder or agent, does the tests and sends the report by email. He turns the water off at the stop tap when he leaves if you ask, so nothing runs until the repair.

Into the ground between Anglian Water’s meter and your house, most likely. On Cromer’s clay and sand the water can travel some way before it shows. We listen along the supply pipe route and mark the dig point.

Yes. The villages along the coast east of Cromer, Bacton included, are on the same runs.

Timing helps. A ceiling that gets worse after rain points at the roof or a gutter. One that stays the same in dry weather, or tracks a heating pipe, points at plumbing. If it is the roof, we will tell you so.
