Charlie asks what you have seen, whether the boiler loses pressure and whether the meter moves when nothing is running. That points him at one system before he sets off.

Most of Wickford went up between the 1930s and the 1970s, with plotland bungalows on the edges, post war semis around the centre and larger estates at Shotgate and Wick. Much of it sits on solid concrete floors with heating pipes in the screed, which is where many of the leaks we find here are.
Wickford is supplied by Essex and Suffolk Water. Because Billericay, Basildon and Rayleigh are all close, Charlie is in the area most weeks and a next day visit is usually possible.

Charlie asks what you have seen, whether the boiler loses pressure and whether the meter moves when nothing is running. That points him at one system before he sets off.
2
Pressure test, meter test, thermal scan of every floor. On a solid floored Wickford semi the camera shows the heating pipe route and where it is losing heat into wet screed.
3
Tracer gas on the heating circuit or acoustic listening on the supply pipe. The leak is marked to a few inches, photographed and written up for your plumber or insurer.
A heating pipe in the screed shows as a warm line, and a leak shows as a wider warm area where water has soaked the concrete. The camera reads this through tiles and carpet.
A leaking supply pipe under a Wickford drive makes a continuous sound. The ground microphone finds the loudest spot, and that is where the single excavation goes.
Hydrogen and nitrogen in a drained heating system escapes at the fault and comes up through the floor. The sensor finds it at the surface and we mark the tile to lift.
On the Shotgate estate a family had been topping up the boiler every other day and the hall carpet was warm in one spot. Thermal imaging showed the heating pipe in the screed and the cold bloom where it had pitted, tracer gas confirmed it, and the repair needed one tile lifting. On the plotland edge of town a bungalow sits a long way back from the road, and the meter was turning with everything off; the ground microphone followed the supply pipe under the long drive to a split. A post war semi near the centre had a stain on the kitchen ceiling, which a pressure test on each outlet traced to the en suite shower waste.
Shotgate, Runwell, Rettendon, Ramsden Bellhouse, Crays Hill and Battlesbridge are all on the Wickford run. Rayleigh, Billericay and Basildon are ten minutes in each direction, and Rochford and Hockley sit just beyond Rayleigh.
Trace and access is the part of your policy that pays for locating a leak and making good what was opened to reach it. Our report gives the method, the thermal and photographic evidence and the leak position marked on a plan. It is written so a loss adjuster can approve the claim from the document alone.
