Leak detection in Swaffham
Charlie covers Swaffham and traces hidden water and heating leaks with cameras, listening gear and gas rather than a hammer and chisel.

Swaffham has a Georgian town centre, rows of older cottages off the market place and a ring of estates built from the 1970s onwards. The older houses have pipework altered many times. The estates have heating pipes set into solid floors. Each hides a leak in its own way.
Anglian Water serves the town and its villages. Their responsibility stops at the boundary stopcock, and everything from there to your kitchen tap is yours to maintain. Swaffham leak detection for us often means that supply pipe, because a long run under a gravel drive can leak for months with nothing showing on top.

A meter test separates the supply pipe from the heating. A pressure test on the heating circuit confirms whether it is holding. Then the search narrows to one pipe.

Thermal imaging, acoustic listening or tracer gas takes the search down to a few inches of pipe. Charlie marks the point, photographs it and explains what the repair will involve before he leaves.
A thermal camera shows the heat of a warm pipe through a tiled floor and the cold of a wet patch behind plaster. It maps the pipe runs without lifting anything.
Water escaping under pressure makes a sound that carries through Breckland sand and gravel. A ground microphone picks up the loudest point along the supply pipe, which is where the break sits.
Heating pipes in screed are drained and filled with a safe hydrogen and nitrogen mix. The gas finds the hole, rises through the floor and registers on a detector held above it.
A cottage off the market place had a damp patch on the kitchen wall that came and went. The meter was still, but the boiler was losing pressure, and tracer gas through the heating found a split where an old pipe ran behind the units. On a 1970s estate a semi had a heating pipe failing in the solid floor, a warm stripe on the thermal camera, pinned to one spot with gas. And a house on the road out towards Dereham had a long gravel drive and a doubled water bill. The ground microphone followed the supply pipe from the stop tap and the hiss peaked halfway along, so the repair was one hole in the gravel.
Swaffham sits between Dereham and Downham Market, with Watton to the south and Fakenham to the north. Our engineer treats all of them as one run, so a village on any of those roads gets the same visit.
Most home policies include trace and access, the cover that pays for locating a leak and for the opening up needed to reach it. After the visit our engineer sends a written report giving the leak position, the method used and the thermal images and photographs behind it. Your insurer has what it needs.
