Charlie asks how often the boiler is topped up and whether the meter turns with everything off. On a solid floored Chadwell house those answers usually say which pipe it is.

Chadwell St Mary is mostly post war council built housing, now largely owner occupied, with 1950s and 1960s terraces and semis on solid concrete floors and newer infill towards Chafford Hundred. Tilbury adds dock town terraces, and East Tilbury the Bata estate. Nearly all of it has pipes in the slab.
Essex and Suffolk Water supplies the area and Thames Water handles the sewerage. Charlie books Chadwell with Grays, Tilbury, Stanford-le-Hope and Aveley as one Thurrock run, so he is in the area most weeks.

2
Heating pressure test, meter test, thermal scan of the ground floor. A pipe in the concrete shows as a warm line and a leak as a spreading warm patch, through carpet or laminate.
3
Gas detection narrows a heating leak in the slab to a few inches, and the ground microphone does the same for a supply pipe outside. Charlie marks it and writes up.
Post war floors with pipes in the slab read clearly on the camera. The heating route shows as a warm line and the leak as a bloom, so we know where the gas detector goes.
A supply pipe under a Chadwell front garden or a Tilbury pavement is traced with the ground microphone. The leak is loudest directly above the break, where one small hole goes.
Hydrogen and nitrogen go into the drained heating circuit. The mix escapes at the fault and rises through the concrete, where the sensor finds it. The slab is opened only there.
A 1950s terrace in Chadwell had a boiler losing pressure and a warm patch in the hall. The thermal camera showed the heating pipe in the slab, and tracer gas put the fault at a joint under the kitchen doorway, so one small square was broken out. In Tilbury a dock town terrace had a meter turning with every tap off, and the ground microphone followed the supply pipe under the front yard to a corroded joint by the pavement. On the Bata estate at East Tilbury a house had water showing at the base of a party wall, traced with the camera to a heating pipe in the slab on the neighbour's side.
Tilbury, East Tilbury, West Tilbury, Grays, Chafford Hundred, Little Thurrock, Orsett and Linford are all on the Chadwell run. Stanford-le-Hope is east along the A13, and Aveley, South Ockendon and Purfleet are towards the M25.
Trace and access cover pays for finding the leak and for making good what was opened to reach it. Our report sets out the method, the thermal images, the gas or acoustic readings and the leak position on a plan. For a slab it shows the insurer that only one small area needs breaking out.
