He asks what you have noticed and whether the house has been extended. An extension tied into an older heating system is a common leak point, so the answer shapes the visit.

Hadleigh is 1930s semis and bungalows along the London Road, with chalet bungalows on the slopes towards the castle and Benfleet, and larger post war houses in Thundersley. Many have been extended, and extensions are where old and new pipework meet. London clay underneath shrinks in summer.
Essex and Suffolk Water supplies Hadleigh. Hadleigh sits on the route between Basildon and Southend, so Charlie is close most weeks. This page is for Hadleigh in Essex; the Suffolk Hadleigh near Ipswich has its own page.

Meter test, heating pressure test, thermal scan of every floor. In a chalet bungalow the camera covers the ground floor quickly and shows where the extension pipes join the original run.
3
Acoustic listening on the supply pipe or tracer gas in the heating. Once the leak is marked to a few inches, Charlie photographs it and the written report goes to the plumber or the insurer.
The camera shows the heating pipe route through a 1930s floor and the join where an extension's pipework meets it. A leak shows as a warm bloom or a cold wet patch.
A supply pipe under a Hadleigh front garden or a sloping drive is found with the ground microphone. The leak is loudest directly above the break, which is where the repair goes.
Hydrogen and nitrogen in a drained heating circuit escape at the fault and rise through the floor. The sensor finds the point, and only that tile or board is lifted for the repair.
A 1930s semi on the Leigh side had a damp patch where a new kitchen extension met the old house. Thermal imaging showed the join between the old copper and the newer pipework, and tracer gas confirmed the leak at that joint, so the floor was opened in one place. A chalet bungalow on the slope towards the castle had a boiler losing pressure, and the camera found the heating pipe under a solid floor by the stairs. In Thundersley a house had a meter turning with the house shut off. The clay had shrunk in a dry summer and pulled a joint on the supply pipe under the drive, which the ground microphone found.
South Benfleet, Thundersley, Daws Heath, Tarpots and Canvey Island are all on the Hadleigh run, with Leigh-on-Sea and Westcliff just down the hill. Rayleigh is north on the A129, and Basildon and Pitsea are a few minutes west.
Trace and access cover pays for finding the leak and for the making good afterwards. Our report hands the insurer the method, the thermal and photographic evidence and the leak position on a plan. On an extended house it also records which section of pipework failed, which the adjuster will want.
