Talk it through on the phone
Charlie wants to know what you have seen, what the boiler pressure does and whether the bill has jumped. Ten minutes on the phone decides whether the job is a supply pipe or a heating circuit.

Loughton grew along the Central line in the 1930s, so most of the housing is semis on suspended timber floors with the original heating long since replaced. The Debden estate beyond the station was built after the war on solid floors. Up by the forest the houses are larger, with longer pipe runs and more places for a leak to sit unseen.
This is Thames Water territory, unlike most leak detection Essex work, which falls to Anglian or Essex and Suffolk Water. The company maintains the main and the communication pipe to your boundary; the supply pipe from there is yours. Leak detection in Loughton therefore usually begins with the meter.

Thermal imaging goes over every floor and the walls that carry pipes. Where the camera shows a run going cold, or a damp area with no obvious source, Charlie has his short list.
3
Tracer gas in a drained heating loop, or the ground microphone along a supply pipe, settles it. The leak gets marked on the surface, photographed and written up.
A 1930s Loughton semi with a timber ground floor suits the camera: the boards are thin and the pipes beneath show as clear warm lines. Where the line breaks or spreads, the leak is near.
For the supply pipe under the front garden or drive, Charlie uses a ground microphone that hears the water escaping under pressure and follows the sound to its loudest point.
On the Debden solid floors, heating pipes sit in screed where the camera alone can be ambiguous. A hydrogen mix in the drained circuit escapes at the leak and a probe on the floor finds it.
Most of our Epping Forest district jobs so far have been at the Harlow end, around Church Langley and Newhall, Potter Street and Hatfield Heath, with others at Broad Oak and the Hallingburys. Loughton and Debden are at the London end of the same district and Charlie reaches them down the M11 on the same days.
From Loughton Charlie covers Buckhurst Hill, Debden, Theydon Bois and Chigwell as one patch. Epping is a few minutes up the A121, Chipping Ongar beyond it, and Harlow further up the M11.
If your buildings policy has trace and access, finding the leak and opening up to reach it is normally covered. Charlie's report records the tests, the images and the exact spot, written plainly enough for a loss adjuster to follow without a second visit.
Call Charlie on 07897 020 680 and he will book Loughton in with his next run down the M11.
