Tell Charlie about the plot
He asks what you have seen, the age of the house and how far the supply pipe runs from the road. On a village plot that pipe is often the first suspect.
Leak detection in Maldon
Maldon sits between jobs already done in Great Totham, Hatfield Peverel and Althorne. Charlie finds the leak before anyone digs.

Maldon's High Street and the streets down to the Hythe are Georgian and older, with Victorian terraces behind and 1930s and post war housing spreading out towards Heybridge. Heybridge itself is largely newer estates on solid floors. Wickham Bishops, Great Totham and Woodham Walter are village plots with long supply pipes and barn conversions.
Maldon is supplied by Essex and Suffolk Water. Charlie books it with Danbury, South Woodham Ferrers and the Dengie, so a visit within two days is the norm. The estuary clay moves with the seasons.

2
Meter test with the house shut off, heating pressure test, thermal scan of walls and floors. In an old High Street building the camera shows where moisture sits in the plaster.
3
Ground microphone on the supply pipe, tracer gas in the heating. The leak is marked to a few inches, photographed and written up for the builder or the insurer.
On a Georgian town house the camera finds the cool wet area in a solid wall and the nearest pipe run. On a Heybridge new build it maps heating pipes in the screed.
A supply pipe under a Wickham Bishops garden or a Maldon pavement is traced with the ground microphone. The sound peaks over the break, and that is the only place to dig.
The heating circuit is drained and put under a hydrogen and nitrogen mix. It escapes at the fault, rises through screed or boards, and the sensor finds it. No floor is opened to look.
A Georgian house in the old part of town above the Hythe had a damp patch on a ground floor wall. Thermal imaging showed a cold line running to a hot water pipe behind the plaster, and tracer gas confirmed the joint, so a hand sized area was opened and the rest of the wall left alone. In Heybridge a newer estate house had a boiler losing pressure, and the camera traced the heating pipe in the screed to a joint under the kitchen. A barn conversion towards Great Totham had a meter turning overnight. Its supply pipe ran from the lane under a gravel drive, and the ground microphone found the split near the house.
Heybridge, Heybridge Basin, Wickham Bishops, Great Totham, Woodham Walter, Tolleshunt D'Arcy, Goldhanger and Langford are all covered from Maldon. Danbury and Chelmsford are west, Witham is north, and Burnham-on-Crouch is down the B1010.
Trace and access in Maldon follows the same route as anywhere else: the policy pays to find the leak and to make good what was opened. Our report gives the method, the thermal and photographic evidence and the leak position on a plan, and for an old High Street property it notes what was left untouched.
