Listening equipment or tracer gas takes it from a room down to a few inches. The position is marked, photographed and written up for you and the insurer.
A camera that sees heat, not light. Hot water pipes under a flint cottage floor show as bright lines, and a cold damp patch shows the leak has been there a while.
Water forcing out of a crack makes a sound that carries through the ground. A ground microphone picks it up, and the spot where it is loudest is where to dig.
With the heating drained, a hydrogen mix is pushed through the pipes. It is lighter than air, so it rises through tiles or boards to a detector above the leak.
A flint terrace near the front, split into two flats, had water coming through the lower ceiling. We tested each flat's pipework separately, and the thermal camera traced the problem to the upstairs bath waste, not a pressurised pipe, which settled who paid for the repair. A villa on the hill had a long garden and a meter that would not stop. The ground microphone followed the supply pipe down the lawn and the leak was by an old garden tap. A bungalow at the back of town was losing heating pressure with nothing to see, and tracer gas found the pipe failing in the solid floor under the hall, so one small patch was opened for the repair.
